The 35-acre west Houston office, event and recreational campus, owned by Third Palm Capital, is starting March – and preparing for the season and year ahead – with initiatives further aimed at creating community, while adding a number of new tenants in what has been a brisk leasing cycle buoyed by the onsite presence of Boxer Property.

A Splendid Event & Co., a wedding and special event consulting firm practicing throughout Houston and Katy. While offering a full-range of a la carte options, the company has found success with a three-tier package service targeting wedding day management, partial planning and full planning.

The Texas office of Wyoming-based BitGen Technologies LLC, which focuses on custom electronics development and niche modules for National Instruments’ Compact RIO (cRIO) product line. The company’s expertise encompasses embedded system development PCB design and C/C++, VHDL to PCB stenciling and small turn fabrication.

Citi Streets, a transportation company targeting the corporate market with 24/7 support throughout Greater Houston. With a focus on customer service, Citi Streets offers a full fleet of cars spanning luxury sedans to SUV limousines driven by professional chauffeurs.

Coastal Wealth Management LP, a registered investment advisor (RIA) specializing in the active daily management of individual and pooled accounts using primarily mutual funds and exchange traded (ETF) funds.

Feubo Americas, the U.S. headquarters of the German manufacturing company known for its line of premium, long-term mooring products, including shackles, swivels, connectors, chasers and hooks, all forged using the latest CNC/DNC technology and superior materials to withstand extreme environments.

With construction well underway on Republic Square’s 20,000-square-foot Workstyle-branded wing at Republic Square I, Boxer Property is already signing tenants for this creative space. Located immediately off the refurbished main lobby, the project, which will incorporate common area lounges, meeting spaces and enhanced Wi-Fi, is slated to debut on May 1.

An expansive commercial kitchen, along with adjacent serving and waterfront dining areas, are also being studied to further support Republic Square’s dedicated 20,000-square-foot meeting and event center; as an asset for potential tenants with catering and food-based production needs; and as leasable space for a food hall concept or individual restaurants to service the growing population of workers, office visitors and recreational users.

In late January, Third Palm Capital engaged Houston-based industry veteran Chris Tripoli of A’La Carte Foodservice Consulting Group to delve into an out-of-the-box set of ideas for the wing, which offers direct access to a green space overlooking Terry Hershey Park and framed by Republic Square’s central lake.

According to Tripoli, “I’m excited by the opportunity to work with a client that is continually looking outside the box – in this case to an above and beyond multi-purpose solution to office food and beverage needs that speaks to the community, not just the tenants. Traditional food service being placed in non-traditional settings is a growing trend, and we’ve had success with the approach in downtown parks, inside performing arts centers, at the Texas Medical Center, convention centers and in airports.”

To better define the best uses, Tripoli and his team are currently exploring the market area to determine the current customer profile and confirm their buying habits.

Ongoing improvements to Republic Square’s grounds have not only increased enjoyment for tenant employees, nearby workers and area residents, but it has also positioned the campus for a range of special events. The first major happening to come to fruition is the inaugural ART IS AN Outdoor Market on March 25. A joint effort of Republic Square, The Art Cellar founder Sarah Lowe and Marco Guerra of Guerra Studio’s, the all-day happening, which is open to the public and free of charge to attend, will showcase dozens of vendors – painters of all mediums, sewistas, vintage clothing and jewelry dealers, sculptors, woodworkers, print makers, quilters and candle makers – along with food purveyors, musicians and DJs.
