REPUBLIC SQUARE READIES TO SPRING INTO THE UPCOMING SEASON WITH NEW TENANTS, CONSTRUCTION IN FINAL STAGES ON WORKSTYLE WING, FOOD HALL STUDY AND ARTISAN MARKET

HOUSTON, TX – March 8, 2017 – Republic Square is enjoying a busy start to 2017. The 35-acre west Houston office, event and recreational campus, owned by Third Palm Capital, is starting March – and preparing for the season and year ahead – with initiatives further aimed at creating community, while adding a number of new tenants in what has been a brisk leasing cycle buoyed by the onsite presence of Boxer Property.

Companies recently relocating to Republic Square’s 320,000-square-foot Republic Square I office building include:

A Splendid Event & Co., a wedding and special event consulting firm practicing throughout Houston and Katy. While offering a full-range of a la carte options, the company has found success with a three-tier package service targeting wedding day management, partial planning and full planning.

The Texas office of Wyoming-based BitGen Technologies LLC, which focuses on custom electronics development and niche modules for National Instruments’ Compact RIO (cRIO) product line. The company’s expertise encompasses embedded system development PCB design and C/C++, VHDL to PCB stenciling and small turn fabrication.

Citi Streets, a transportation company targeting the corporate market with 24/7 support throughout Greater Houston. With a focus on customer service, Citi Streets offers a full fleet of cars spanning luxury sedans to SUV limousines driven by professional chauffeurs.

Coastal Wealth Management LP, a registered investment advisor (RIA) specializing in the active daily management of individual and pooled accounts using primarily mutual funds and exchange traded (ETF) funds.

Feubo Americas, the U.S. headquarters of the German manufacturing company known for its line of premium, long-term mooring products, including shackles, swivels, connectors, chasers and hooks, all forged using the latest CNC/DNC technology and superior materials to withstand extreme environments.

With construction well underway on Republic Square’s 20,000-square-foot Workstyle-branded wing at Republic Square I, Boxer Property is already signing tenants for this creative space. Located immediately off the refurbished main lobby, the project, which will incorporate common area lounges, meeting spaces and enhanced Wi-Fi, is slated to debut on May 1.

An expansive commercial kitchen, along with adjacent serving and waterfront dining areas, are also being studied to further support Republic Square’s dedicated 20,000-square-foot meeting and event center; as an asset for potential tenants with catering and food-based production needs; and as leasable space for a food hall concept or individual restaurants to service the growing population of workers, office visitors and recreational users.

In late January, Third Palm Capital engaged Houston-based industry veteran Chris Tripoli of A’La Carte Foodservice Consulting Group to delve into an out-of-the-box set of ideas for the wing, which offers direct access to a green space overlooking Terry Hershey Park and framed by Republic Square’s central lake.

According to Tripoli, “I’m excited by the opportunity to work with a client that is continually looking outside the box – in this case to an above and beyond multi-purpose solution to office food and beverage needs that speaks to the community, not just the tenants. Traditional food service being placed in non-traditional settings is a growing trend, and we’ve had success with the approach in downtown parks, inside performing arts centers, at the Texas Medical Center, convention centers and in airports.”

To better define the best uses, Tripoli and his team are currently exploring the market area to determine the current customer profile and confirm their buying habits.

Ongoing improvements to Republic Square’s grounds have not only increased enjoyment for tenant employees, nearby workers and area residents, but it has also positioned the campus for a range of special events. The first major happening to come to fruition is the inaugural ART IS AN Outdoor Market on March 25. A joint effort of Republic Square, The Art Cellar founder Sarah Lowe and Marco Guerra of Guerra Studio’s, the all-day happening, which is open to the public and free of charge to attend, will showcase dozens of vendors – painters of all mediums, sewistas, vintage clothing and jewelry dealers, sculptors, woodworkers, print makers, quilters and candle makers – along with food purveyors, musicians and DJs.

“Republic Square is a picturesque and perfect backdrop for this type of concept, and we’re thrilled to have the opportunity bring quality artists and artisans to a part of town that has been traditionally underserved by this type of programming,” said Lowe, who along with Guerra, has modeled the market after similar happenings in South Texas, Louisiana and Europe.

Republic Square is located at 13501 Katy Freeway. For leasing information, including available floorplans, call 713.777.7368 or click here.

HOUSTON TECHNOLOGY CENTER ANNOUNCES THE OPENING OF ITS NEW
WEST HOUSTON TECHNOLOGY BUSINESS INCUBATOR AT REPUBLIC SQUARE

HOUSTON, TX – December 14, 2016 – Third Palm Capital is celebrating the arrival of a tech accelerator and incubator at Houston’s Republic Square, a 35-acre campus formerly occupied by ExxonMobil that is being transformed into a new business, leisure, intellectual and creative hub for the Energy Corridor District. Non-profit Houston Technology Center (HTC), the largest technology business incubator and accelerator in Texas, now has a key presence with Republic Square on Houston’s west side, joining its headquarters in Midtown and satellite offices at Johnson Space Center to the south of the city and at HARC in The Woodlands to the north.

The announcement is the culmination of extensive discussions, with Third Palm Capital initially contacting HTC in early 2016. The launch of HTC West adds an important dimension to the Republic Square community.

Focusing on energy technology innovation, HTC West will host its first Republic Square open house event on January 18, bringing together clients and professional advisors, plus individuals and small businesses looking to pitch their ideas. HTC West will serve as the nexus for new ideas, technological innovation and entrepreneurship in the West Houston area.

Working closely with entrepreneurs and startup companies, HTC provides in-depth strategic and tactical business guidance, fundraising advice, and connects them to opportunities, allies and capital. In addition to daily office hours and meetings by appointment, a variety of regularly scheduled programming and special events will be hosted at the Republic Square campus.

According to Randall Tuller, Executive Manager for Third Palm Capital, “We’re incredibly excited about the community that we are curating at Republic Square. From start-ups to established firms in all fields, the winners in this evolving marketplace will be those that adopt and drive innovation.”

Tuller emphasizes that this will escalate with HTC West in house and as 20,000-square feet of Workstyle – Boxer Property’s signature collaborative office space complemented by an array of amenities, including common area lounges, meeting spaces and enhanced Wi-Fi – opens in early 2017.

“We’re thrilled to bring Houston’s startup ecosystem west to Republic Square,” said Mike Mueller, Director of HTC West and a former, 29-year employee at the BP US headquarters, which is located immediately adjacent to the wooded campus with central lake. “With thousands of white collar workers laid off in this current oil and gas cycle – many living in close proximity to this site – we see tremendous potential with entrepreneurs in waiting.”

“Houston Technology Center is delighted to bring to Republic Square all the resources and the full suite of services available through HTC,” adds Walter Ulrich, President and CEO. “We have worked with entrepreneurs in energy, medicine and IT that have enjoyed over $2.8-billion in funding and financial transactions, and this special location in Houston’s Energy Corridor is ideal for creating new companies, driving job growth and changing the world for the better.”

REPUBLIC SQUARE BEGINS TO TAKE SHAPE; NOW OPEN TO THE PUBLIC, ENERGY CORRIDOR CAMPUS EMBARKS ON NEXT PHASE OF ENHANCEMENTS AS LEASING AND PEDESTRIAN ACTIVITY INCREASE

Third Palm Capital to Unveil Recent Updates at Broker Open House Lunch on December 7 and
Debut 20,000 Square Feet of Collaborative Space Soon After the New Year

HOUSTON, TX – November 15, 2016 – Less than four months after Third Palm Capital announced its vision for the evolution of the former ExxonMobil Chemical Energy Corridor District headquarters, Republic Square is welcoming a flurry of renovation, leasing and pedestrian activity.

With the support of Boxer Property, which is overseeing property upgrades, as well as onsite leasing and management for Republic Square, eighteen tenants – in diverse fields ranging from finance and event planning to oil & gas – have already made the picturesque, 35-acre campus home since late September. They now occupy a freshly renovated, first floor wing at Republic Square I, an international modern style, four-story building oriented to capture views of landscaped courtyards, expansive grounds and central lake. Encompassing 320,000-square-feet of office space, Republic Square I also features an expansive commissary kitchen and multi-level garages.

“When I saw the view, I was sold,” said Lisbet Marquez, Managing Partner at DoMore Strategic Advisors, a company that provides expense reduction services for companies. “Not only could we easily envision the potential for a presence in this location, but the value and amenities were ideally suited to a growing business like ours.”

Republic Square I’s phased interior re-design, which has recently introduced coffee bars and break stations, will soon debut an updated lobby plus office-adjacent gathering pods. The recent improvements will be showcased at a December 7 broker open house lunch.

While initial interest in the refreshed product has been strong, Boxer Property and Third Palm Capital are eagerly anticipating the next stage of reinvention, which will incorporate the launch of Boxer Property’s signature co-working/collaborative office space – Workstyle – with 20,000 square feet of suites and an array of amenities, including common area lounges, meeting spaces and enhanced Wi-Fi. The product is slated to deliver soon after the New Year.

“In a market where landlords are seeing many tenants leave their buildings, we are fortunate to have a one-of-a-kind and irreplaceable setting that is serving as a major asset – alongside our growing list of amenities – to build occupancy,” said Stephen Kradjian, head of Asset Management at Boxer Property.

An extensive overhaul of the campus’ lush grounds – spanning Memorial Drive to I-10 and framed by the BP America campus and western gateway to Terry Hershey Park – is evolving with the addition of lighting, trash receptacles, pet stations and directional signage and parking upgrades to enhance accessibility and ease of use. With its perimeter fencing and dense undergrowth now gone, the property is open to the public and being embraced by area residents and nearby office workers as an idyllic, lakeside spot for a morning walk, picnic lunch or afternoon break.

According to Randall Tuller, Executive Manager for Third Palm Capital, “In its previous incarnation, the most access the community had to this incredible property was the fence. In the last three months, we’ve been able to start introducing the missing appeal. Our goal is to create an additional asset for west Houston by being a good neighbor, incorporating pedestrian-friendly connections with Terry Hershey Park, and providing a dynamic and nurturing environment that we hope will attract businesses that haven’t considered the area before.”

THIRD PALM CAPITAL TO DEBUT FIRST PHASE OF HOUSTON’S REPUBLIC SQUARE, UNVEILING AND OPENING ONE OF THE ENERGY CORRIDOR’S MOST UNIQUE CAMPUSES TO THE PUBLIC

HOUSTON, TX – July 18, 2016 – A year after first announcing long-term plans for the redevelopment of the former ExxonMobil Chemical headquarters campus and renaming the prime, future mixed-use district at 13501 Katy Freeway as Republic Square, sole owner and the project’s developer, Third Palm Capital, is in the process of repurposing the existing buildings on this approximately 35-acre Energy Corridor site. Houston-based Boxer Property has been awarded the leasing and management assignment and is overseeing a program of enhancements to introduce these facilities to a diverse mix of tenants of all sizes, as well as neighbors and guests, later this summer.

“Our vision for Republic Square remains intact, but given changes in the market, the rollout of new buildings will be adjusted to meet demand,” according to Randall Tuller, Executive Manager for Third Palm Capital. “Boxer Property has helped us to realize the immediate value of this one-of-a-kind holding, and at this time, we’re looking forward to bringing new life to a dynamic pair of thoughtfully designed buildings, while beginning to create a sense of community and place with amenities and programming that take advantage of an irreplaceable setting.”

In anticipation of the debut, preparations are underway to open Republic Square’s park-like grounds with central lake to the public. And existing amenities, including The Event Center at Republic Square, a 20,000-square-foot, state-of-the-art event and conference facility plus Republic Square I, a three-story, 320,000-square-foot office building with multi-level garages, landscaped courtyards and commissary kitchen, are being reimagined to support tenants of all sizes, as well as collaborative work spaces.

“Our team is extremely excited to be aligned with Republic Square. Boxer Property has a long track record of maximizing value by applying accretive capital to produce thriving office environments,” said Stephen Kradjian, head of Asset Management at Boxer Property. “We’re eager to unveil Republic Square I, capitalize upon the inherent strengths of existing facilities and assist Third Palm build demand for future development.”

Current exterior work to Republic Square encompasses improving visibility and accessibility off Interstate 10 and Memorial Drive, the addition of a surface parking lot along Memorial to service the meeting and events center and beautification of the mature grounds, including the removal of overgrowth and fencing to provide a clear path from the BP campus on the western perimeter through Republic Square to Terry Hershey Park on the east.

The majority of interior updates are being focused on Republic Square I. The building’s striking and expansive lobby, which leads to a glass-walled lake overlook, and its gallery-like, outdoor-oriented public areas are being rejuvenated with new paint and carpet, plus contemporary furnishings and art. Boxer Property will also introduce its signature Workstyle collaborative space featuring common area lounges, meeting spaces, coffee bars and Wi-Fi.
